What Is Individual Leasing?

Unlike some apartment communities in College Station, we offer individual leasing for added peace of mind. Individual leasing means students are only responsible for their monthly installment payments, not those of their roommates. Contact us to learn more about our individual leasing.

How Long Is The Lease?

We want to make everything as easy as possible for residents. That’s why we offer individual leasing that spans 12 months.

Do I Require A Guarantor?

A guarantor is not required, but we do strongly recommend one. We have several ways to qualify, including a personal guarantor, our Leap Program, Pre-paid Rent, and Self-Qualification methods. Reach out to us to find out more about each option!

What If I Don't Have A Guarantor?

No guarantor? No problem. REV Northgate offers Leap as an option! Leap is a quick and easy process that allows students to be approved with a monthly premium. If you’re not currently enrolled as a student, you can complete a Leap application online for free, which takes around 5 minutes. You will get a conditional decision within 30 minutes during regular business hours.

What Type Of Parking Is Available In Your Community?

REV offers reserved and unreserved parking, all located in a secure parking garage. Parking is an additional cost based on your preferences, but you will receive a parking space if you sign up. A resident who does not have parking on their lease will not have access to park in our garage. Availability of our parking is limited and on a first-come, first-served basis. Prices may vary.

What is included in my monthly rent installment?

Your installment includes:

What One Time Fees will I be charged that are not included in my monthly rent installment?

One-time fees:
Move-in Fee (Non-Refundable): $250 – This Fee includes:

  • Administrative Fee: $170.80 – This Fee covers application processing, background checks, credit screenings, and administrative costs associated with the move-in process. This is an annual registration fee to set up your utilities for each lease term. It is not due until you move in. If you renew, the Fee will be posted to your August payment.
  • Annual Utility Setup Fee: $79.20 – This Fee covers the cost of establishing utility services for your unit. This Fee is applicable upon initial move-in and will be included in your August rent payment for lease renewals.
    Please Note: This list does not include potential fees for damages, late payments, lease violations, or other applicable charges.
  • Security Deposit (refundable): $250 – This Fee is due upon move-in and refundable at the end of your lease term.
  • Pet Rent – A pet rent of $25/month will be applied, along with a $300 non-refundable pet fee.

Annual Fees:

  • This list does not cover fees for damages, late payments, lease violations, or other potential charges that may be incurred.
Are Roommate-Matching Services Available?

Yes! We offer RoomSync! Roomsync is a Roommate Matching program that allows residents to fill out an in-depth questionnaire based on their lifestyle preferences. Once completed, they’ll be able to swipe left or right on potential candidates based on their preferences to find a match. They’re even able to chat before matching to ensure they’re the perfect roommate couple!

How can I take a tour of REV?

REV offers a variety of tour experiences designed to fit your schedule and preference. You can join us for a traditional in-person tour led by a member of our team during business hours, or opt for a self-guided tour if you prefer more flexibility. For those unable to visit in person, we provide live virtual tours via FaceTime and Zoom seven days a week.

Does REV Have Staff On-Site?

Yes! We want to ensure that our residents are fully taken care of. To make their lives easier, we employ a well-qualified team of on-site management and maintenance professionals. We even have a 24/7 maintenance staff available in case of an emergency.

What Utilities Are Included?

All units come fully furnished with designer furniture and a 55-inch Smart TV in common areas. Additionally, we include high-speed internet, trash removal, recycling, and all basic appliances. Electricity and water are split amongst roommates and billed back monthly.

Is This Apartment Pet-Friendly?

Yes, REV is pet-friendly. We allow dogs, cats, and more! Call for more details about our pet policy.

What If I Need Maintenance In My Bedroom Or Apartment?

If you need maintenance, simply visit your resident portal on our website and submit a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately.

What is not included in my installment?

The following items are not included in your installment:

  • Utilities (electricity and water) – Electricity and water are sub-metered and will be billed monthly.
  • Premiums – Select floors & bedrooms have monthly premiums. These premiums range from $10 to $75 per month. Please contact our leasing team to discuss your floor preference and our availability.
  • Rental insurance – Rental insurance is required for all residents at Rev. Residents may provide their own third-party insurance to be contracted directly, or they may opt in to Rev’s liability waiver program, Cardinal Protect. Cardinal Protect is $15/month. You will be automatically charged for Cardinal Protect unless you provide proof of third-party insurance that meets our requirements, as described in your lease.

Optional add-ons:

  • Parking – On-site garage parking is available. Unreserved parking currently starts at $99/month, and our reserved parking spots start at $135/month.
  • Pet rent – Pet rent will be $25/month with a $300 non-refundable pet fee.
  • Guarantor Waiver Program – If you are a student and do not have a guarantor, you can qualify through this program for an additional $70 monthly.
